Speaking from personal experiences, the city of London is not a city of affordability. Someone who was born & raised in the city & has seen the dramatic change that has happened to the point where even an area in London you wouldn’t normally think of being expensive has become an affluent area, in this short section of the blog I will describe in detail why Certain areas are still reasonably affordable.
Affordability boils down to location, in London it always has the close you are to a tube station or the west end the high the rents will normally be. Having stated this there are still a few gems in London that still make great living areas with affordability,
Let’s take Ealing as an example
its part of Ealing borough postcode is W5 it’s positioned in such a way it’s close to all the main tube stations which in reality could have you in the west end within 25 mins on a direct train Piccadilly line. It’s also a great area if you’re looking for peace & quiet.
Another Gem that is brilliant for affordability is Acton
Acton sometimes is overlooked because it’s not a well-known area. Me being someone from the city I can for a fact tell you Acton is a lovely place to live, affordable housing, even if you’re looking to stay close to the station, you will surely find something in acton which takes your tickle, There are many other areas in west London but the above are the closest to central London & the most affordable without breaking the bank.
If you are not too fond of being in the west for whatever reason then try
East or south of London
Mile End
Which is in east London of the central line, it’s another area which has had a great transformation.
The local council has put a lot of funds into cleaning it up & it shows. It’s just an all-round great area to be close to all the shopping districts of Westfield plus the rents are reasonably priced with great incentives as in all bills included as you might be sharing the property with someone,
you can find one bed or 2 bed flat for yourself but you might end up paying more than you need to.
Most of east London generally speaking is greatly connected to tube services that run frequently into central London & all other parts of London.
The south of London might not be the most tantalizing place to live because of its bad reputation at one point but rest assured things have changed this isn’t 1998 anymore.
Everything has been newly built & very affordable. Especially if you someone who is heading new to the city tries south London
Areas like Plum stead, Brixton, or Elephant & Castle are great areas that competitive rental prices for any respectful person.
Low Crime Boroughs in London?
Crime is something that can’t be openly predicted because it can happen anywhere. But yes there are areas that I know personally which will make you feel much safer if you are anxious about the unknown.
Areas like Nottinghill Gate, Hammersmith & Fulham, West Hampstead, or Chiswick are Mainly suburbs, just to name a few,
West Hampstead in Camden is a great area which has fantastic schools & an extremely low crime rate, mainly for the reason because Camden council has taken extra precautions & invested in more CCTV to prevent any crime being committed.
Of course, Nottinghill gate is a great area if you want a piece of mind you’re basically in central London surrounded by embassies so yes you will encounter a lot of police presence within these areas.
Hampstead heath is another greatly affluent area that has a low crime rate because of its secluded location, it has a community/village feel which makes it great for families & the elderly to feel safe & not be worried about being burgled or robbed.
They also have a scheme called safer Neighborhood which is a few people within the area who keep an eye on the going on’s & if something is suspicious they report directly to the police straight away to be handled accordingly.
So yes London generally speaking is a very safe city as long as you are aware of your surroundings at all times & just be vigilant like any other major city.
Examples of a few more areas that are relatively low in crime rates, are Victoria, Pimlico, Heathrow, Harrow, and Ravenscourt Park These are areas that have historically been known to be crime low because of their wonderful public schools which are some of the best in the country.
Best Commuter Boroughs in London?
Depending on who you are & where you are going,
For myself, as I live in Hammersmith I can say for certain if you want to be close to the west end & all the busy shopping districts you cannot get better than here.
Hammersmith doesn’t only have the Piccadilly line & district line which connects Heathrow airport to Leicester Square.
Westbourne Park /Maida vale which is situated partly within Westminster & RBKC, this area has great bus links which can you have at any part of the town quicker than you can think a lot of might buses run through this part of town, so getting to your destination will not be an issue at all.
Vauxhall which is based in SW London is another hippie part of London is a great commuter borough as you have mainline Victoria which heads straight into central London & shoots deep inside the south of London within a few stops, mainly because of its easy commute over the bridge & you’re in central London this area over the years has become increasingly popular amongst young professionals & city dwellers,
Especially if your looking for a more easy commute to central London then you cannot top Vauxhall & Lambeth.
Another favorite thAt young/ old professionals love to pick as a commuter borough is Elephant & Castle which also borders London Bridge.
This is mainly within south London but if where gets technical it can be the southeast of London. You have the northern & Bakerloo line which runs right through to central London & parts of the north.
It’s just a fantastic area to live & commute to as you won’t be spending hours on the tube trying to get from work back to home or vice Versa.
Commuter areas in London are far & wide you are spoilt for choice, some runner-ups are Shepherd’s Bush which has the central line within a few mins you in the center of town.
Paddington can be a bit pricey for rental but commuting cannot go wrong as you are already close to the west end.
Wilsden green is situated nicely of the jubilee line. It’s another favorite of commuters as it’s a suburb so you have the tranquility
You need plus the direct train straight into Bond Street & green park. Which has you nestled in the heart of central London for work or whatever reason. You can FInd Out More About Where to live in London for commuters.
Affordable Areas for Housing in West London
West London is an area which has been dominated by investors & rich & famous. Considerable tv personalities Aswell as recognizable celebrities have made this brilliant part of London their home. It goes without saying with wealth comes influence & the west London is no exception.
Is it the most expensive area in London?
It’s not cheap to let’s put it that way. Having stated the obvious above, there are still pockets of west London which have always remained neutral & well connected when it comes to housing & transport links for commuters & residents alike. Below I will extensively from my personal Opinion state what I think is still a great but easy affordable area to live from.
Once again anything stated within this blog is my personal opinion which I have gathered from being a native Londoner, living at some point in most parts of London.
The most affordable areas in West London
Acton
Acton is always overlooked because of its location & being unfamiliar with non-city dwellers. Rest easy as Acton is located just north of the white city, which if you don’t already know has the largest shopping center in Europe called Westfield. It’s situated on the central line & the overground so plenty of options for commuters or families.
What truly makes it even more appealing is the housing not being overpriced,
If you are a renter who is looking for a one-bed flat in Acton you can easily look to pay between £800-1000 PCM.
Sometimes if you dig a bit deeper or maybe are not fussed about taking a walk to the station 5-10 mins. You could haggle a great bargain & be close to the west end. Acton allows you to be in the center of London by not technically being in the center. It’s literally 5 tube stops & you are in central London.
Harrow
Area in west London that the Piccadilly line runs to. A lot of commuters especially young families love picking Ealing as their stop destination because of the prices & community feel it has.
You can easily find 1-2 bedroom apartments in Ealing for as little as £800-900 PCM.
The further away from central London, you are willing to relocate the cheaper the price range will become.
Personally, I love harrow. It has a great town center with all amenities I need. Banks, food places, & entertainment.
Within a 20-25 min commute I’m in any part of central I need to be on the Piccadilly line. If you’re feeling like you want to settle you can even find semi-detached housing to rent from £1500 PCM. Great for families with kids or someone who wants that extra bit of space.
Ealing
With a radius of 8 miles from central London, It’s a great family-oriented area with some of the city’s best schools & green areas.
The sacrifice you make to go deeper west in Ealing will benefit your pockets. Bargains galore with Ealing.
Maybe not as great as its counterparts above but surely a contender.
Studio & 1-bed flats can easily be found for £1000 PCM within walking distance to Hanger Lane station which serves the Piccadilly line.
I know this to be true I had the pleasure to live in Ealing for 6 months before my tenancy was up. It’s a pleasurable area that has peaceful moments.
If you want to splash out a little extra you can find 2-3 bedroom houses or flats between the prices of £1700PCM-£2500PCM.
Personally, for where you are located that’s a bargain, especially in the west part of London.
Hillingdon & Uxbridge
Some will argue & say well this isn’t part of London!
Errrr yes it is!
It might have been Middlesex at one point but now it’s all part of Greater London with brilliant transport links. 24hr buses that take you directly into central London with no probs. People find the location intimidating because of the commute but if you are willing to look past that you will find an area that is very affordable and grant you a tremendous amount of savings.
Studio flat & one-bed flats from £700-£1000PCM
You can even find 2-3 bedroom flats or houses for the prices above depending on where you want to be located. When it’s all said and done the thing that matters the most is where you are based and located unfortunately people are skeptical.
That’s why I have personally chosen this area because it’s just a great family area with brilliant shopping facilities in Uxbridge.
White city
Another great reason to move to west London, Situated on the Hammersmith & city line, This area has been put on the radar because of its formidable location & cheap & cheerful rents.
White city is mainly made up of estates which have greatly priced flats which appeal to young & old professionals alike. It’s an area that has been cleaned up greatly since the Westfield shopping center was built.
You could easily find a spacious 1-2 bedroom flat in the white city within the price range of £1000 PCM obviously that won’t include bills,
But pretty decent price & you won’t comprise on travel or location as it’s based only 10 min tube ride to any part of central London if you need it. The white city itself is surrounded by the west way, which gives you great links into central London or the more western parts of London heading towards Heathrow.
So, in reality, whatever your reason to move to west London is. One thing we can all agree on white city is a contender.
Hounslow
Conveniently tucked in between Heathrow & the west end is a beautiful area that has always been a great & easy-going space for renters & home buyers. Hounslow can offer you the space that Unfortunately areas closer to central London just can’t compromise on.
You could potentially find a place with a private garden which is quite rare considering most Victorian properties & terraced houses have been converted into flats in London.
This lovely part of London still holds its past.
A comfortable price range of £1200 PCM or even less could get you a house with a private garden depending on where in Hounslow you choose to locate to.
If you are more concerned about your security & don’t feel comfortable in a house you can always opt for any one of the luxurious Portred blocks near the station. Without struggle, you can find a studio or 1 &2 bedroom flats in Hounslow Within the price range of £1000-£1200 PCM.
If you are lucky you might even be able to haggle on the price. That solely depends on the landlord’s discretion.
If your Bargaining skills are even better than that. Maybe you could be cheeky & request all bills be included for a small increase, The above are just small but money-saving reasons why Hounslow has made my list.
Royal Oak
Personally, I have had the pleasure of living in & around Royal Oak,
Is it difficult to find something which is affordable? Can be, depending on what you are after.
I would strictly keep this area reserved for individuals who are working & want to be close to the west end. If you are a single or working-class couple. You cannot go wrong with Royal Oak.
Rents are reasonably priced especially when you consider your living in Westminister.
Literally, one stops away from Paddington station & all over centrally located tube stations & areas. I was living as a single professional in a studio flat in Royal Oak & you can easily find a spacious enough studio for roughly about £1200 PCM that will most likely include bills,
If it doesn’t you can find it even cheaper. As for professional couples without kids, you could find 1 & 2-bed flats for roughly about £1400 PCM.
Yes, when you compare these prices to some of the other areas it makes you question if It’s affordable, The main reason why this is the final area on my list is that not everyone wants a long or more than 10 min commute. So if you do want to border central London & live within Westminster,
Give yourself the ego boost you need. Then compromise slightly on the price & have whatever you desire.
What are the Best Areas within London to Live in?
The million-dollar question, What are the best areas within London to live in? I wish there was a simple & straightforward answer to this.
Unfortunately because of individual circumstances there just isn’t!
What area will suit your needs depends on who you are, What’s your purpose for living in London, & are you a young professional or family person. As someone who was born & raised in this beautiful & charming city, I will personally detail what I believe should be areas that will suit everyone’s needs when it comes to the best areas. It goes without saying this is my personal opinion, I will be as honest & unbiased as I can be.
Best areas to live in north London
Camden
When you probably think of Camden Amy Winehouse pops up in our heads, leafy streets, a low crime rate & a great diverse community. Camden is the center of everything. It’s a great area to kick start your search. Conveniently located with great tube links to its array of shops & boutique establishments. When I was growing up which is going back a few years, Camden wasn’t as hip as it is now, it’s modern & very welcoming.
Highbury & Islington
Another brilliant area based within the north of London, it’s a must-visit spot in north London, especially if your someone who has a family. What makes the area that much more attractive is you have a great social scene without the hustle or bustle of the nearby angel. Families can feel safe and secure with Camden police station not far from the station itself, tree-lined streets which earn it a reputation of tranquility with the social scene not far gives you the best of both worlds without leaving your area.
Hampstead
The reputation which precedes itself. That’s basically Hampstead in a nutshell. Beautiful green areas which are perfect for family strolls & wooded areas which are extremely difficult to find in cities like London, As someone who frequently visits Hampstead heath, I can assure you at times you feel like you are in the countryside when in reality you are about 2 miles away from central London.
The leafy safe streets of Hampstead can suit working families or retirees.
If I’m being honest anyone wants to be close to all the goings-on but also has the option to dip away. Hampstead is made up of different sections & multiple stations which connect you conveniently to any destination of your choice.
Kings Cross & Euston
For all you young working professionals like myself, you cannot go wrong with being situated within kings cross.
Is it pricey? Well, the reality is Yes. The sacrifice you make for the small increase in the rental price or purchase power. You will be centrally located with all your favorite clubs & bars within walking distance.
Kings cross & Euston both have international train stations that not only serve the tube lines in London but nationwide travel all over the United Kingdom & Beyond.
It’s what you would refer to as an International train station, You will be very close to all the financial districts of central London, This area would be best suited to working couples or single professionals who would like to remain within central for work, but also have the option to enjoy the array of shops & boutique bars kings cross & Euston have to offer.
Chalk Farm
Situated not far from Hampstead Heath, this small area is a hidden gem, which is overlooked because of its slightly obscure location. Because it’s situated close to Belsize Park sometimes potential movers overlook it.
Chalk Farm was some of the most well-respected public & private schools any parent would want their kids to go to. Victorian properties that have so much character. I sometimes spend time just admiring the historic architecture as everything in Chalk Farm has a story behind it. Being not far from Belsize high street it offers you the peace & quiets you desire with a few min’s bus ride to all the shops & artisan coffee you could possibly want.
Golders Green
Diverse & very cultured area of folders green. You will find a large community of Orthodox Jews who have been settled in Golders Green since the 20th century, Some of the lushest green parks & wooded areas can be found in & around Golders Green. It’s a very low crime area with not only a significant police presence but also a private security firm
With regular patrols to give you that extra peace of mind, Let’s not forget all the kosher food you can eat, delicious & very healthy. You will instantly be made to feel like you are part of a growing community in Golders Green, Learn the history & culture of the local people who are very welcoming & engaging. I personally always enjoy seeing cultures mix living in peace & harmony.
Best areas to live in south London
Richmond
Richmond a suburb situated Within southwest London, it’s Highly popular amongst families who are searching for that green space with a great community feel. Richmond over the years has credited itself to be a leafy area that has attracted a lot of celebrities who love living in this part of London, Richmond high street has all your favorite shops & banks to fulfill your needs,
Need to make sure kids burn some energy?
Then Richmond park is the place, that stretches far as the eye can see. It’s historic & with plenty of space for everyone to enjoy without feeling overcrowded. A favorite amongst dog walkers & hikers alike. Families & couples will enjoy the romantic setting Richmond has to offer. Take a stroll by the river Thames or enjoy its fresh tranquil surroundings. It has something for everyone’s taste.
Dulwich
Dulwich has always been known to be an area within an area. The village feels this small but pleasant area has to offer makes it attractive amongst most families & working people alike. It’s situated within the borough of Southwark. Famous for its street markets which will have you tasting delicious food from all different parts of the world. Leafy tree-lined streets and gated communities make you feel safe & secure. Favorite place for any respectful person to call home without breaking the bank.
Vauxhall
Just across the river from Victoria & Pimlico is the hidden gem we call Vauxhall, It’s had a transformation that can only be admired in person. Need to be close to central London but not too keen on breaking the bank, Then Vauxhall is the number one choice. You can find Portered luxurious mansions in Vauxhall stationed not far from Vauxhall station which give you easy commuting to any given destination,
Has become a spot for any working-class single or couple who wants the party life but also needs to be able to get to work on time. Some Of the best transport links are connected to Vauxhall if you are not too keen on using the tube system, you have busses that will take you to where ever you need to be.
Bexley
Old English area, Great for families who want great schools & green space. It’s what I would call the heart of the south. It’s just a blissful area where your neighbor will care for your well-being, everyone looks out for each other. It’s the old English charm which you can’t find when you get closer to central London, Great transport links with an overground station & busses that will connect you to where you need to be & any given time.
Another great reason why Bexley is popular amongst families is it’s easily accessible for road users. Parking restrictions are not as bad as they would be if you were closer to the city center.
Bromley
The happiest place in London, Bromley is beautiful with idyllic history & artistry, it’s become a great culture hub, You find some of the most cheerful people in Bromley who will always be willing to help & assist no matter how big the task. Families & couples from living in Bromley only being 9 miles from central London it’s about a 20 min drive away. Even over the years of having a great deal of investment & transformation, Bromley has still kept its authenticity when it comes to having a positive attitude & supporting local businesses.
Kennington
Not far from all the universities & Educational institutions, It’s a brilliant area for students & young professionals alike. Kennington is part of the Lambeth council. The northern line which runs through it takes you from deep north to south. It’s a favorite amongst students who want to be close to their schools and unis but not break the bank & still have money left over to enjoy what the great area has to offer.
Great bus links that take you to all the major universities of Southwark with direct links straight into London Bridge if you are a working-class person. The location of Kennington is what makes it that much more popular amongst working professionals like myself or students.
Best areas to live within east London
Shore-ditch
An area mainly in east London but borders the north Aswell. It’s one of these areas which has been undermined because it’s mainly a very LGBTQ-friendly place. Especially if you are someone who is a single professional who loves the party life & the free-thinking hippie lifestyle then Shoreditch is the spot for you.
You can find an array of artisan bakeries & private herbal medicine shops mixed in with very up-market liberal clubs & bars that accept people from all different walks of life. The Shoreditch property market has had a considerable boom since a lot of the working class have relocated to this corner of London because of its proximity to the financial district which is a very short commute.
Chingford
Some say it’s East London others will argue it’s northeast. The truth is it doesn’t matter. It’s a great wooded area that should be appreciated for what it is. Any young family that wants affordable housing with brilliant transport links cannot go wrong with Chingford,
Chingford has a unique culture where you can find old market stalls selling all kinds of weird and wonderful things. It’s not a common sight anymore, Maybe you fancy a typical English banger & mash meal. That’s the beauty of Chingford you can be Within the city surrounded by nothing but woodlands that transforms your surroundings to tranquility.
Woodford
The name speaks for itself. Woodford! So obviously there are plenty of wooded areas around. Lush green parks that have absolute unmatchable maintenance. Let’s not forget the transport link that connects you to any part of London. The historic central line runs from Woodford to central London.
The area has become a favorite among commuters because of its affordable housing & great atmosphere. It’s a relatively low-crime area, with main retirees choosing this to be their spot of peace. Having said that even young families and single professionals have taken up Woodford as their stomping grounds mainly because of its location and affordability.
Mile End
Based on the central line is very conveniently located in zone 2 which is very close to central London & the financial district of Canary Wharf. Has Mile End had a bad rep at one point? Yes, Has it changed over the years? I can say with certainty it’s not the same Mile End you might hear horror stories about in the late 80s,
I can say this because I have lived in Mile End for well over a year. It’s an area that has been transformed into the hub of east London. Anybody looking to invest in Mile End right now will be making one of the best investments, The area is bubbling with opportunities.
You have the central line on your doorstep, all bars & clubs only a few mins walk away from where ever you live in the area as it’s not a large area covers a very small patch, But has become increasingly popular among students & young professionals because of its laid back atmosphere.
Wapping
A former docking area that uses to see ships & trade flow into London, In this day & age, it’s become a playground for the affluent & wealthy, beautiful residential towers with luxurious apartments overlooking the River Thames, You can still find old-style pubs situated on the river banks, that gives you a great feeling of history & class mixed in together.
Anybody looking to stay in a protected area in east London cannot go wrong with wapping, In gated communities that line the river Thames, you can rest assured because most apartment blocks in wapping have security or porters who will always be on the watch for unwanted guests.
Liverpool Street
A small gem is hidden on the central line, It’s a famous area with a reputation which any normal Londoner knows very well.
Of course, it’s part of central London on the east side so it’s not cheap, what it lacks in affordability makes up for location & transportation. Liverpool Street station itself is one of the biggest stations in the UK, Connects you to all corners of the Uk from any one of its mainline stations,
Great underground links to get you around London with complete ease, it’s not a residential area but you have luxurious apartments situated not far from the station, Any single professional working within central London cannot go wrong with Liverpool Street it has a hip atmosphere mixed in with status. Anybody living in Liverpool Street is not a commoner, you have to have big bucks.
It’s a true affluent part of northeast London that holds its own against any other area.
Best areas within west London
Maida Vale
The Venice of London, The beautiful tucked-away part of London is Westminster’s hidden little gem. Not a particularly large area, what it lacks in size makes up for desirability. Beautiful Victorian properties which have kept all their original characters. Huge towering pillars with Victorian windows. The playground of the rich & famous. Because Maida Vale is affordable you can also call this your home without breaking the bank. River-lined trees & cafes with houseboats lining the banks. It just screams romance when you are in Maida Vale.
So for all your soapy hearts, Maida Vale is a must check when you want the glitz & glamour But also the peace.
Ladbroke Grove
A former working-class neighborhood that has made a name for itself as the party area of the west, Ladbroke Grove has an affordable price tag with a hint of community markets which make it that much more attractive, the work famous portobello market can be found in this area. Students love Ladbroke Grove, it’s an easy-going friendly area with an array of activities to keep you busy when your not studying or working. Cafes that will spoil you for choice & bars which will have you dancing the night away with no care in the world.
Transport links for Ladbroke Grove are brilliant mainly because of how close it is to central London.
You have night buses that run 24/7 the worry of getting home after a long night of parting won’t be a worry for most.
Nottinghill gate
I’m sure no matter who you are or where you are from everyone has heard of Nottinghill gate. Mainly because of the movie but also the famous carnival that happens once a year. A color-accepting area that has attracted people from all different parts of the world to call their home. You have the rich & famous, to discreet business people who have makes Nottinghill gate their home.
It’s not all glamour & showbiz, Hyde park which stretches for miles it’s literally on your doorstep. Just because you are in central London doesn’t mean you can enjoy peace & tranquility. Families & professionals alike have made this area their home. Low crime rate & constant police presence as you are surrounded by embassies and government buildings. Safety & Location has become increasingly desirable about Nottinghill gate.
Holland Park
Small leafy centrally located area of Holland Park, Famous for its street with properties going for millions. Mansions are owned by the rich & extremely famous. The area itself is made up of a small part surrounding the station & stretching to High Street Kensington. Is it affordable unfortunately not, but if you are someone who has the means & the money then why not?
Private schools & institutions can be found in this Beautiful area. Just because you are not a millionaire you can still call Holland Park your home as long as you are willing to compromise on the size of the place you’re looking for. You have every shop you can Desiree on the famous high street. Not to forget Westfield shopping center itself is literally on your doorstep with every shopaholic’s dream.
Best Areas in London for Shopping
Something all of us love to do, I know I definitely love it! Let’s get the obvious one out the way.
Oxford street is based in Westminster
This is a fantastic shopping district with all your designer stores literally all on Bond Street in the W1 postcode at your convenience,
Unfortunately, the pandemic has kind of killed some businesses In central London because they depend on tourism.
The one I prefer is Westfield in Shepherd’s Bush.
You cannot go wrong it’s the biggest shopping mall in entire Europe & it shows By the time you are done walking around you would have burnt some calories, what makes it even great is the same tube line the central line Thy connects you to oxford street connects to Westfield in Shepherd’s Bush. So you are spoilt for choice.
Putney is another great place to shop
Mainly because of its vibrant high street, & market stalls that make you feel like a part of a small village or tight community, where you will have people selling all sorts of clothes & homemade snacks to antiques.
Ladbroke Grove
Mainly well-known For portobello road, a favorite especially Among tourists who love the hustle & bustle of all the market stalls selling all kinds of lovely treats. You can find great memorabilia, & sovereigns all displayed on hundreds of market stalls for you to shop & take pictures of.
Westfield Stratford City
If you someone who is based on the other side of town has no fear because east London has a huge shopping district based in the area of Stratford, it’s quite Newly built & the city has to great hugs sopping malls call Westfield, it’s situated right next to the former Olympic center, you have a direct tube line connecting you to central London to Stratford. So if you are living or visiting Beckton, forest gate, manor park has then done worry every aspect of London has something for you.
Best areas in London for families/ young couples
As for me growing up in the city if I’m being completely honest every area in London is great for families or young couples who are looking for the best schools or areas where their kids can play freely without feeling worried,
Then again that is just my personal opinion!
Wimbledon
Has always been known to be the leafy/posh part of town with its great tree-lined streets to its big terraced houses, let’s not forget the abundance of green space at your doorstep to have any of your family outings.
Bromley
It is another great suburb in London which is based mainly in the south which has a great community/ village feel which a lot of families & young couples are looking for.
Golders Green
